Comments:Stoke Gabriel Parish Plan Group fully supports the representation by Paignton Neighbourhood Forum.
In addition, the proposed development would have a negative impact on the amenities of Stoke Gabriel residents who rely on the A385 to access employment, health, and other infrastructure. Access to Stoke Gabriel via the road structure from the A385 is increasingly disrupted which this proposal would exacerbate.
Further the intrusion into the local landscape is not acceptable; the cumulative impact of many developments on our border with Torbay has led to a degraded countryside and environment required by legislation to be protected and enhanced.

Any change to the infrastructure relating to the A385 has potential major impact on Stoke Gabriel which is in itself a growing village with several new major developments under construction and permission for more.
Our parish road network connecting residents and businesses to essential facilities, schools, and employment, consists mainly of single track roads. These are increasingly prone to being gridlocked, often due to a minor traffic incident or surface water flooding. Any development including additional vehicle access in the wider area will have a negative impact.

Not enough information, nor time, has been made available for a meaningful response to your proposals for this Collaton St. Mary site.
What was the area of distribution for the leaflets providing information on this proposed development?
Were the neighbouring Stoke Gabriel Parish Council, and the South Hams District Councillors who represent us, informed of this consultation?
Given the lack of information, and the very short time to respond, this cannot be considered a public consultation.
I endorse Paignton Neighbourhood Forum's notes of the meeting held on Oct. 1st.

Gabriel Court Hotel - Following approval of application 3903/16/FUL work has now started on the conversion of the former hotel building into 2 dwellings, the renovation of The Cottage, and 9 new dwellings.
Four Cross - The application for 9 houses was allowed on Appeal
The development at Coombe Shute was granted planning permission on Feb. 23rd. 2016. Development is ongoing.
Paignton Road - Sales have commenced as building continues.

The Local Plan is available on the SHDC website.
The Plymouth and South West Devon Joint Local Plan is the the single strategic plan dealing with land use and development across Plymouth, the South Hams and West Devon. It includes policies that will balance the needs for housing, employment and the environment through to 2034. In the rural areas, it plans for Thriving Towns and Villages.
AONB
The PPG is one of a dozen amenity groups from across the South Hams represented on the AONB Partnership Committee. Contact Helen for more details.
The South Devon AONB Planning Guidance seeks to support and facilitate high quality development in the designated area and its setting that is consistent with conserving and enhancing the special qualities of the AONB, yet also contributes to the sustainable use and management of the areas rich natural and cultural assets.
To encourage sympathetic building and design, the PPG has written a Village Design Guide.
